About Navi Nifty REITs & Realty Index Fund
The Navi Nifty REITs & Realty Index Fund is an open-ended passive equity scheme tracking the Nifty REITs & Realty Total Return Index. It invests in listed real estate companies and Real Estate Investment Trusts, providing exposure to property development, commercial real estate and rental-income-generating assets.
The scheme offers a convenient alternative to buying individual realty shares or REIT units. However, it remains a sectoral fund and does not provide broad equity-market diversification.
Investment Objective
The scheme seeks to generate returns corresponding to the performance of the Nifty REITs & Realty Index by investing in its constituent securities, subject to tracking error.
Returns are not guaranteed. Scheme expenses, cash holdings, index rebalancing and execution costs may cause its performance to differ from the benchmark.
Benchmark Interpretation
The Nifty REITs & Realty TRI comprises 15 publicly listed REITs and realty-sector companies. Each constituent is weighted by free-float market capitalisation, subject to a 15% cap.
Realty companies offer potential capital appreciation when housing demand and property prices improve. REITs provide participation in income-generating commercial properties and may distribute rental-linked income.
