About HDFC BSE REITs and Commercial Real Estate Index Fund
This open-ended passive fund tracks the BSE REITs and Commercial Real Estate TRI, subject to tracking error. It covers listed REITs and commercial-property companies.
Investment Objective
The objective is to replicate the benchmark rather than outperform it through active selection. Actual returns may differ because of expenses, portfolio rebalancing, cash holdings and tracking error.
Benchmark Explained
The benchmark tracks listed REITs and commercial-real-estate-focused companies, combining yield-generating properties with office, retail and leasing businesses.
The index has a base value of 1,000 and September 2022 as its first value date. Semi-annual reviews occur in March and September, while a 20% constituent cap controls concentration. TRI includes distributions and dividends.
Benchmark Performance
The benchmark was launched only in July 2026; therefore, it lacks a meaningful long-term live track record. Any history beginning in September 2022 is calculated retrospectively and should not be treated like real-time performance across complete market cycles. Investors should avoid assuming that back-tested returns will continue automatically after the fund launch.
Sahifund Interpretation: The benchmark can benefit from rental growth, occupancy improvement and declining interest rates. Conversely, higher bond yields, weak office demand or property-value corrections may hurt performance. Expect concentration and volatility beyond diversified equity indices.
Fund Managers
Nandita Menezes is a Chartered Accountant and commerce graduate who previously worked with S.V. Ghatalia & Associates LLP.
Arun Agarwal is a Chartered Accountant formerly associated with SBI Funds Management, ICICI Bank and UTI Asset Management.
Sahifund Interpretation: Their responsibility is benchmark replication and tracking-error control, not active selection. Arun Agarwal’s experience is relevant, while this fund lacks an execution record.
Risk Factors
- Commercial-real-estate concentration
- Interest-rate and bond-yield sensitivity
- Occupancy and rental-income risk
- REIT distribution uncertainty
- Property-valuation cycles
- Tracking error
- Limited benchmark history
Similar Investment Options
Investors can compare existing Indian REITs, realty-sector index funds and diversified equity funds before investing. Direct REIT exposure may offer greater control, while diversified funds reduce thematic concentration.
Final Sahifund Verdict
The NFO provides access to listed commercial property. The theme has potential, but the new benchmark is sensitive to rates, occupancy and property cycles. Invest only as a satellite allocation after establishing a diversified core.
Sahifund Rating: ★★★☆☆ (3/5)
Recommendation: 🟡 Selective Investment for aggressive investors with a minimum five-year horizon.
