About Edelweiss Nifty REITs & Realty Index Fund
The Edelweiss Nifty REITs & Realty Index Fund is an open-ended index fund that seeks to replicate the performance of the Nifty REITs & Realty Total Return Index (TRI), subject to tracking error. The scheme provides investors with exposure to listed real estate developers as well as Real Estate Investment Trusts (REITs), allowing participation in both residential and commercial real estate through a single investment.
Unlike actively managed sector funds, this scheme follows a passive investment strategy, investing in the same securities and approximately the same weightages as the benchmark index.
Investment Objective
The scheme aims to generate returns that closely correspond to the performance of the Nifty REITs & Realty Total Return Index (TRI), subject to tracking error.
Benchmark Explained
The Nifty REITs & Realty TRI tracks the performance of India’s listed real estate companies together with REITs that own income-generating commercial properties such as office parks, business centres and retail assets.
Since it is a Total Return Index (TRI), dividends distributed by constituent companies and REITs are assumed to be reinvested, making it a more comprehensive measure of long-term investor returns than a price index.
The benchmark offers diversified exposure across residential developers, commercial real estate owners and REITs, enabling investors to participate in the broader real estate ecosystem through a single index.
Benchmark Performance
Historically, India’s real estate sector has been cyclical, influenced by interest rates, economic growth, housing demand, government policies and commercial leasing activity. REITs have added greater stability to the sector by generating relatively predictable rental income, while listed real estate companies provide growth potential during favourable property cycles.
As a result, the Nifty REITs & Realty TRI can deliver attractive returns during periods of strong real estate demand but may also experience sharp volatility when property markets weaken or borrowing costs rise.
Sahifund Interpretation
Investors should treat this benchmark as a tactical sector allocation rather than a core equity benchmark. While India’s long-term urbanisation and infrastructure growth support the sector, returns will largely depend on property demand, office leasing activity, interest rates and economic conditions.

Sahifund Interpretation of Fund Managers
Since this is a passive index fund, the role of the fund managers is to efficiently replicate the benchmark while maintaining minimal tracking error rather than selecting outperforming stocks.
Bharat Lahoti’s equity research background, combined with Manasi Jalgaonkar’s experience in passive fund management, provides a suitable combination for managing an index-based product. Nevertheless, investors should understand that the scheme’s performance will primarily depend on the movement of the Nifty REITs & Realty TRI, not on active investment decisions.

Final Sahifund Verdict
The Edelweiss Nifty REITs & Realty Index Fund offers investors a convenient way to gain exposure to India’s evolving real estate sector through both listed developers and REITs. The passive strategy, low investment threshold and transparent portfolio make it an attractive option for investors who are bullish on the long-term prospects of the property market.
However, because this is a sector-specific index fund, investors should avoid making it a core portfolio holding. Instead, it is best suited as a satellite allocation alongside diversified equity funds.
Sahifund Rating: ★★★★☆ (4.0/5)
Recommendation: Invest if you have a positive long-term outlook on India’s real estate sector and understand the higher volatility associated with sectoral investing.
